Managing the full development lifecycle for infrastructure sites, this role validates power pathways, turns site constraints into building-level deployment plans, and coordinates commercial, legal, and engineering requirements. The Site Readiness & Development team at OpenAI handles upstream diligence to turn powered-land opportunities into executable infrastructure options for advanced AI ecosystems.
Candidates will guide the development path after initial screening, governing desktop and confirmatory diligence while driving phase-by-phase action lists to closure. Someone with strong organizational skills, deep project delivery experience, and the ability to translate complex technical constraints into executive decisions will thrive in this position.
What you will do
- Manage the stage-gate progression from exclusivity and commercial terms through desktop diligence, confirmatory diligence, site closing, and handover into design, construction, and operations.
- Collaborate with power and utility partners to validate service options, interconnection sequences, readiness assumptions, and associated cost impacts.
- Convert development phases into detailed action lists featuring assigned owners, strict deadlines, and clear closure criteria.
- Translate land, environmental, permitting, and power constraints into building-level deployment schedules and target timing.
- Coordinate site access, LOIs, commercial terms, and financing requirements alongside commercial, legal, finance, and engineering teams.
- Define desktop diligence scopes, establish go and no-go criteria, and oversee subsequent confirmatory diligence plans.
- Maintain integrated development schedules, budget tracking, risk registers, dependency trackers, and executive escalation cadences.
What you need
- Bring six or more years of professional experience in land development, infrastructure development, data center development, energy projects, or related electrical, mechanical, civil, or environmental engineering.
- Demonstrate prior work advancing large-scale facility programs through early planning, power validation, phased development, site closing, and operational handoff.
- Possess a strong capability to evaluate power pathways and interpret utility and interconnection findings into schedule, cost, and deployment strategies.
- Operate as a highly organized professional capable of turning ambiguous diligence requirements into structured action lists, critical paths, and leadership decisions.
